On June 15, 2021 at 6:30 PM Town Board Chairman Lund opened the public hearing at the town hall in order to receive public comment on the proposed Town of Eau Galle Comprehensive Plan 2020.
Chairman Lund indicated that the notice of the public hearing was posted as required by statutes.
A town resident asked for clarification regarding page 26 of the proposed Town of Eau Galle Comprehensive Plan pertaining to R-2 Residential District lots with Density max of 8 lots per 40 acres. The question was if a property owner had a 400-acre parcel, then they would have 10 parcels of 40 acres. Could the property owner potentially have 80 lots on 240 acres with a 3-acre minimum? The Town Plan Commission advised the resident that he was correct. Yes, the property owner could have 80 lots on 240 acres in that scenario.
A town resident asked another question related to parcels. The question was does it matter that the land is held in the same property owner’s name for a contiguous parcel or if it can be held in other ways (example: some land held in LLC, some land held jointly or some land held singularly) but all land shares at least one common property owner, is the land still considered contiguous? The Town Plan Commission advised the resident that the intent of the plan is that the property have a common owner so yes, the land would be considered contiguous in that scenario.
A town resident asked for clarification regarding page 29 of the proposed Town of Eau Galle Comprehensive Plan pertaining to C-2 Commercial District. What can be converted to C-2? The Town Plan Commission advised most of the township can apply for C-2 zoning if needed. They further advised that any change in zoning will need to come before the plan commission for review prior to the town board reviewing the zoning change request.
No other questions or comments were submitted in writing prior to the public hearing. No other questions or comments were received during the public hearing.
